The process we use makes your experience with short sales as painless as possible. Because of the length of time we have been doing this we are able to deal with the challenges that are thrown our way and we know what to expect.

 
APPROACH IS EVERYTHING

 
The two pronged method we use is a great way to execute short sales and make them easy on our clients. We have experienced Realtors who know how to list a property and how to specifically market short sales. We understand the importance of monitoring the pricing and the property throughout the process to make it successful. We make it our mission to help all potential buyers understand what it is they are dealing with in the process that Specialized Loan Servicing(SLS) has in regards to short sales. In some cases the whole process can take several months to close but we are there every step of the way. The experience we have earned over the time has helped prepare us for the following scenarios:

  • Since the short sale process takes a long time to complete its understandable that sometimes a buyer will back out of a deal or not want to wait. When this happens we don't give up we just keep on marketing and promoting your property so we can find a back up contract with another buyer.
  • An issue that sometimes comes up is an over valued appraisal of your property. Sometimes a property can be appraised at unusual prices and it will stop a buyer from wanting to proceed with the purchase of the property. If this should happen we will back up the lower price with comparable sales. In some more extreme cases we will suggest the home owner get another appraisal from a state certified appraiser. A BPO (better known as a broker price option) could be ordered by the Lender. Specialized Loan Servicing(SLS) will pay an agent or broker to come out and evaluate the value of the home property. This can cost the Lender about $50-$85 and sometimes these are not as accurate as a complete appraisal. Understand a full appraisal could cost around $400. Which would rather have an incomplete appraisal or a complete one? A short sale that was based on a lower price is beneficial to both you and the bank. Since we both need a buyer who is willing to pay the price the lender wants for the property. After all, if we find the buyer and they are turned off by the price we will just be wasting our time.
  • What will happen with the HOA (Home Owner's Association) fees?  These fees are sometimes negotiated by the attorney's office or in some cases Specialized Loan Servicing(SLS) will pay some or all of them. This however is not a guarantee. If you stop paying the HOA fees you may have a hard time getting anyone to help you if times get tough. It has been demonstrated in some case the foreclosure would still go through based on the fact the HOA fees where not paid. This was because even though the Lender Specialized Loan Servicing(SLS) approved the short sale it fell through because back HOA fees where still unpaid.



VERY IMPORTANT!

  • You may be asking “will I be asked to payback money or have a note?” Something that is becoming more and more popular is Notes. Specialized Loan Servicing(SLS) is now asking more property owners to sign some kind of payback plan. However this doesn’t mean that you have pay the full amount but it does mean to be prepared to pay some amount. However under the new plan created by President Obama you may not have pay anything, of course there are NO PROMISES… Your credit rating is at risk if you have a judgment levied against you. Because this note is not secured what could happen if you don't pay it? Well it is the same as if you don't pay your charge cards bills. They will send it to collections to try to get it from you. I understand people don't want to sign a note but its better than the alternative right? This of course will be explained upfront so you can understand what to expect. As you can see short sales are not all roses. PLEASE NOTE” SOME COMPANIES TRY TO GUARENTEE YOU WILL NOT HAVE TO PAY A NOTE.
