Our Saxon short sale process will make your experience very easy with little effort from you. We do all of the work to make sure you have the best experience with the short sale. APPROACH IS THE MOST IMPORTANT THING

 
We use the two pronged approach to execute short sales that work best for our clients. First we have experienced Realtors who know how to list and market a property in foreclosure. One of the important things that we realize is that there are several important factors involved with a short sale. Our main goal is to make the potential buyer understand it takes time to process a Saxon short sale. The process itself can take in some cases months to close and this is a very important aspect. We have been prepared to deal with a list of scenarios:


  • What if you have a buyer that wants to walk away because of the wait? If you look from the buyer’s perspective you will see why he did not want to wait around. We continue to work at marketing you property and being there to handle anything that may come up. We do not leave you out in the dark when it comes to your situation.



 What if there was a mistake with the appraisal? A property may be evaluated and appraised for a price that is out of reach. If this happens a buyer will not want to go through with a deal. In the event this does happen we back up the lower price with comparable sales and in the most extreme situations we suggest the homeowner get an appraisal from a certified appraiser. Lenders only order what is called a BPO (broker price opinion). Saxon pays an agent or broker $50-$85 to come to the home to evaluate what the value is. We recommend a full appraisal. Full appraisals cost roughly $350. Which professional do you think will provide a more detailed evaluation?  In a short sale if the price is lower it is better since we need a buyer ready willing and able to purchase. If it’s too high it will be difficult to locate someone willing to pay the price the lender wants. This one issue alone critically impedes short sales from closing.

  • What if you owe HOA fees? They can sometimes be negotiated by the attorney’s office and in some cases Saxon will pay some or all of them. This is not guaranteed! However, the best option is to keep paying your HOA fees and stay current. What happens if the lender does not pay them, the HOA does not accept less than what they are owed and the buyer will not pay them?  It may be tempting to not pay them but you are advised against doing this. On more than one occasion we have seen homes go to foreclosure because of the HOA fees. The short sale was approved by Saxon but the owed HOA fees stopped the deal from going through.



                                                         IMPORTANT FOR YOU TO KNOW!

 

  • What about a note or payback? You will notice this is important and we try to have this one the website so you see just how crucial this is. Notes are being used a lot because this is something that is necessary at times. Saxon is now having plenty of homeowners sign a note to payback something. The full amount may not be owed but you should be prepared to pay the negotiated amount. You might be asked to commit to doing this. It is outlined in the new Obama plan there is a possibility you will have to pay nothing but there is NO GUARANTEE! It is much better to sign a note willingly than have a court ordered judgment against you. This note is not secured so if you don’t pay you will be faced with similar circumstances such as if you did not pay your credit card bills. Collections will hound you and call you on a regular basis. Think about the difference in your life if you get the short sale done and don't have the foreclosure. Of course nobody wants to sign a note but if it is the only option then it beats the alternative. This is explained upfront so you are prepared and understand that short sales are not all roses. Short sales are a way to avoid foreclosure. If some other company tells you that they can guarantee your results be very concerned. No one can assure you of a perfect transition. The best thing is to work with those who have hands on experience.
